Important: Please read these Terms and Conditions carefully as these conditions incorporate the basis on which internet bookings for Adara Hotels are accepted.

The Terms and Conditions outlined below are for all reservations made directly via the Adara Hotels website (including;;  are made subject to these terms and conditions and the person making the reservation will be deemed to have accepted these terms and conditions on behalf of all persons who will be staying at the Adara Hotels Group of properties under the reservation (once the reservation is accepted and confirmed by Adara Hotels and payment made in relation to the booking). By using this site, you agree to be bound by these terms and conditions. 

Bookings may also be governed by and subject to additional terms and conditions which are applied by individual participating properties. These terms and conditions may relate to items such as payments, deposits and cancellations.  You should confirm the exact conditions directly with the Participating Property before booking.  If there is any inconsistency between the Participating Property Terms and Conditions, the latter will apply.

If booking via your Travel Agent, the terms and conditions that have been provided by your Travel Agent will apply to your booking.  You should ask your Travel Agent for a copy of these terms and conditions.

Some Terms and Conditions may differ according to property type (in the instance for example of Capital or Non-Capital City Properties) or according to the booking type (for example Non-Refundable, Peak Season Bookings).  Always ensure you read the Terms and Conditions carefully applicable to your particular booking.

Any prices, deposit amounts, charges or fees, which are referred to or specified in these terms and conditions are in the same currency as the booking to which they relate.

We may from time to time, revise these Terms and Conditions.  The revised terms will take effect when they are posted.  Your use of some parts or features of the Site may be governed by additional terms and conditions.  Where this is applicable, you will be notified accordingly of any additional terms and conditions.


In these terms and conditions:

“Adara Hotels” means any of the Adara Hotels or Serviced Apartment Properties.

“We”, “Our”, “Us” and “Adara Hotels” means all Adara Hotels companies and properties.

“You” and “Your” means the person who is making the reservation.

“Best Available Rate” means the best available rate on any given day for a particular Participating Property.

“Child” or “Children” has the meaning as outlined below

“Rate” “Standard Rate” “Best Available Rate” “Special Rate” “Package Rate”  means the accommodation rate or package booked.

“Adara Advantage” means a booking made using an Adara Advantage Login, Promotional Code or Reference via either, emailing or phoning 03 9498 1890.

“Accommodation Voucher” means an accommodation voucher bearing the Adara Hotels Logo or Adara Hotels Brand Logo with registered Voucher Number.

“Infant” has the definitions as outlined below

“Adara Hotels” or Adara Properties means properties trading or under the management of Adara Hotels

“Non-Refundable Booking” means a booking that, at any Adara Hotels Property that is advertised as a booking that has conditions that states it is a non-refundable booking.

“Participating Properties” means any property associated with, operated by, Adara Hotels.

“Participating Website” means any of the following websites:;;

“Password” means, if you are an Adara Advantage Member, your Adara Advantage Password, or Adara Advantage Corporate Login Password.

“Username” means if you are an Adara Advantage Member

“Peak Season Booking” means a booking at any Participating Property which is advertised as a Peak Season Booking, or which you have been notified by Adara Hotels is a Peak Season Booking.

“Special Event Booking” means a booking at any Participating Property which is advertised as a Special Event Booking, or which you have been notified by Adara Hotels is a Special Event Booking.

“Black Out Date” means a booking at any Participating Property which is nominated as a Black Out Event Period, or which you have been notified by Adara Hotels is a Black Out Event Period.

“Standard Booking” means a booking at any Participating Property other than an Adara Advantage, Non-Refundable or Peak Season Booking.

How to Book:

Bookings can be made over the internet at  or at our various individual property websites, or by emailing,,,, or by telephone at 03 9498 1890, or by telephoning individual properties directly.

Reservations and Bookings are subject to availability and actual pricing at the time of booking. Please note, some exclusions and conditions may apply.

Any quote provided is an estimate only of price and will only be confirmed once payment is made on the booking and you receive written advice confirming payment has been received and booking is confirmed.

Confirmed price of Booking is subject to change if:  payment is not received on due date; there is a change of government charge, tax or levy; any details relating to the booking is amended; for example, room type, number of guests staying in room.

If you reasonably believe a written confirmation or invoice provided to you is incorrect, you can request that Adara Hotels reissue that written confirmation or invoice and you may either pay the amount specified on the reissued written confirmation or invoice by the specified due date, or you may cancel your booking.

Payment will be required as per the Terms and Conditions outlined in “Rate” booked.

 Pricing Errors:

Adara Hotels and its affiliated properties reserves the right to cancel contracts based on incorrect information being displayed in relation to price or service at any point in time.

Adara Group Booking Terms and Conditions:

Confirming Bookings:

All Bookings are held in good faith to the arrival and departure date listed in the reservation, at the rate specified. To secure and confirm reservations, a valid credit card is required at time of reservation. Variations to this may apply during Peak Season | Special Event and Black Out Periods. This is at Adara Hotels absolute discretion.


All amendments are subject to availability and applicable pricing and in accordance to the relevant cancellation policy of the rate and conditions associated with the booking.

Amendments to Non-refundable Bookings are not permitted.

If amendments are requested outside the time frames of the applicable cancellation policy of the rate and conditions associated with the booking specified, you may be charged a 100% cancellation fee in addition to the cost of your amended booking and any reduction in the amount which is payable by you in such case will be at Adara Hotels absolute discretion.

Amendments may be requested in the following manner:

Via Adara Hotels Website or via our Central Reservation service by calling 03 9498 1890 or by calling individual Adara Hotels Property Direct.

If the rate which applies to an amended booking is greater than the rate which applied to the original booking, you must pay the difference along with any amendment fee in full at the time the amendment is approved


Each rate booked at an Adara Hotels property, is subject to a Cancellation Policy. Please ensure you read and review the rate and conditions associated at the time of reservation.  Where cancellations are made in accordance with the Cancellation Policy of the rate booked, No Cancellation Fee will be applied and any deposit you have paid for your booking will be returned.

All cancellations are to be made in the time zone of the Property, State, Country for which the reservation is made to avoid a Cancellation Fee.

Failure to check-in (no show) in on the reserved arrival date will incur a penalty charge as detailed in the Cancellation Policy of the rate booked.

Early termination of your booking after you have check-in will result in a 100% cancellation fee and you will be required to pay Adara Hotels the full amount of your booking less any amount which you have already paid.

We reserve the right to cancel or modify reservations under the circumstances where it appears that a customer has provided an invalid credit card, engaged in fraudulent or inappropriate activity, or the reservations contain or resulted from a mistake or error.

In addition, we also reserve the right to cancel or amend bookings if they do not adhere to our Terms and Conditions. If a guest chooses to shorten their stay or check out early, a penalty charge may apply, as detailed in the Cancellation Policy associated with the rate booked. In the cases of the aforementioned booking cancellations, Adara Hotels has no obligation to guarantee new available bookings or best rates.

A new booking at the best available rate will need to be made by the guest at the time of the new reservation.

Any reservation not canceled in accordance with the Cancellation Policy will automatically be charged to the credit card details provided for security and confirmation or deducted from the reservation deposit.

Cancellations that fall outside of these parameters of the Cancellation Policy note in the rate plan, are charged (1) One Night’s Accommodation OR a 100% cancellation fee will apply and you will be required to pay to Adara Hotels the full amount of your booking less any amount which you have already paid.

Cancellations after expressed Cancellation Policy times specific to the booked rate or no-shows are subject to a cancellation fee which will be charged to the credit card used to guarantee payment of your account. The cancellation fee is equal to the accommodation fee payable for 1 (one) night of stay. A no-show is when you do not check-in on the night of your booking reservation.

A non-refundable rate is non-refundable. For Non-refundable Bookings, if you cancel your booking at any time after it is made no refund of the funds paid for your booking will be made.

Cancellation of Peak Season Bookings or Special Events Bookings will be subject to the individual terms and conditions of the rate booked.

Any cancellation fees payable by you will be deducted from any monies paid by you to Adara Hotels and if insufficient funds are available Adara Hotels may charge, and you authorise Adara Hotels to charge, the credit card the details of which you provided at the time of making your booking.

Where applicable the balance of any monies paid by you after any applicable cancellation fee has been deducted will be held by Adara Hotels as Booking Credit and may be applied to any future bookings you make with Adara Hotels

Any surcharge applied to credit cards at the time payment for the booking is made will not be refunded.

Any property may at their absolute discretion alter these terms and conditions for specific bookings, and advise in writing, the terms and conditions that will apply (e.g. to group bookings or for peak period reservations). These will always be outlined in the official Adara Hotels property-specific confirmation email received.


Any amount paid by you to Adara Hotels for your booking (including deposits) shall be dealt with as stated in the Terms and Conditions of the rate booked.

Booking Credit:

If a Booking Credit has been issued to be applied to future accommodation or accommodation packages with Adara Hotels, such credit will remain valid for twelve months from the day the booking is canceled.

Booking Credit may only be used to pay for bookings at Adara Hotels properties.  In the same currency as the canceled or refunded booking which generated the Booking Credits.

Booking Credit may only be used to pay for accommodation.  It may be not be used for non-accommodation items such as mini-bar, car parking, laundry, taxes, not in included in accommodation rates.

To redeem Booking Credit, bookings must be made via Adara Reservations by phoning 03 9498 1890.

Any stay to be fully or partially paid for using Booking Credit must be booked and paid for in full prior to the expiry of the 12-month validity period.

Any Booking Credit not redeemed at 12-month expiration validity date will be forfeited in its entirety to Adara Hotels.

Booking Credit is not redeemable for cash.


Check-In Time is 2 pm.  Unless otherwise arranged with the Adara Property.

Upon arrival, each guest is required to sign a standard Adara Hotels Registration Form and acknowledge and accept the terms and conditions therein for his | her stay. You can any time request during your check-in or stay, request of the Registration Form you have signed at Check-In.

As part of the Registration Process and acceptance of our terms and conditions you will be required to provide Current Photographic Identification and a Valid Credit Card for a $100 pre-authorisation.

You agree that we may apply a charge if your required check-in time requires us to keep the room empty on the previous day.

If you wish to guarantee your ability to check-in prior to 2pm, you must book an additional night’s stay and pay the applicable rate for the additional night.

You must advise us of any change in the number of persons using the room and agree to pay any additional charges for additional persons not included in the number stated at the time of registration.

Photographic Identification:

Current Valid Photographic Identification will be required at time of Check-In. Photographic Identification will be scanned and retained as part of your Registration Process and will be held securely in accordance with the Privacy Act.

Acceptable Photographic Identification:

Current Valid Driver’s License

Current Valid Australian Passport

Government Issued Proof of Identity Card

Current and Valid International Passport

If you are unable to provide such identification, your reservation may be canceled, and you may be liable to pay us an amount equal to the full reservation amount plus any other costs incurred by us in connection with your reservation.


Full Accommodation Payment is required as per the Terms and Conditions of the Rate Booked and stated at time of booking.  Non-Refundable Reservations are required to be Paid in Full at time of booking. Please note:  Surcharges are applicable for all Mastercard and Visa Transactions (1.5%) and AMEX Transactions (3%).

If Rate Terms and Conditions outlined in Terms and Conditions of the Rate Booked stated “Payment at Property”, payment in full is required at time of Check-In.

EFT Payments of accommodation are accepted.  Should you wish to finalise your account by EFT, please contact the property directly, once you have made your reservations.  All EFT payments must be received and cleared 10 days prior to the check-in date.

Guarantee Policy:

Guarantee of payment by means of a valid credit card is required at the time of making a reservation (booking) via Adara Hotels website as well as on check-in to the hotel. The credit card used at time of reservation must be presented by the guest together with Photographic Identification. An imprint or swipe of the card will be taken on check-in for $100 pre-authorisation. (Security Deposit)

On departure from the property, all fees for services rendered shall be payable by the guest and where necessary the credit card will be debited by the property for the fees as outline in further detail in Pre-Authorisation Section.
Pre-Authorisation (Security Deposit)

A Pre-Authorisation of $100.00 AUD is required upon Check-In on a valid credit.  The pre-authorisation process validates your credit card and protects both the cardholder (you) and merchant (us) from increasing fraud incidents.

A pre-authorisation on your credit card does affect your Credit Limit (Credit Card) or Funds Available or Spending Limit (Debit Card).  This pre-authorisation (holding amount) will be used on your departure to finalise any incidentals items including but not limited to telephone charges, security bond or deposit for any breakages or damage incurred, or cleaning charges in excess of the normal level of cleaning  throughout the duration of your stay.

This authorisation may also be used to settle any outstanding payments owed by you in relation to your booking including payments for the balance of your booking should you vacate the premises prior to your scheduled check-out date.

Once a pre-authorisation has been made, Adara Hotels cannot release, remove or lower the authorised amount, until the final amount is processed upon your departure.  This is a restriction imposed by the card issuer and cannot be negotiated.

Please Note: The pre-authorised amount is set aside by the Card Issuer (your Financial Institution) for a period of between 7 – 28 Business Days from date of departure and released of funds.  Adara Hotels is not responsible for the length of time it takes your Card Issuer (Financial Institution) to release these funds.  For more information on this practice, please contact your card issuer. Adara Hotels would like to provide advance notice, that Cash Bonds are not accepted in place of a pre-authorisation.

This transaction constitutes an electronic transaction and a binding agreement in terms of which the guest authorises the property to debit the credit card as stated above and the guests written signature shall not be required for authorisation purposes.

Room Allocation:

In the unlikely event of a situation whereby Adara Hotels cannot provide accommodation as previously confirmed, Adara Hotels will undertake to relocate you to an alternative apartment of equal or better standard at no extra expense to you.

Should there not be an apartment of equal or better standard in the vicinity of the original booking, we may be required to provide you with an apartment of a lesser standard. If this is the case, any reduction in costs will be refunded to you.

The alternative accommodation referred to above will be offered at Adara Hotels discretion. Should you wish to choose a property of a standard other than that offered under this condition, then you will be required to pay any difference in price between Adara Hotels recommended property and your own choice of property

If you and Adara Hotels cannot agree on an alternative property you do not wish to be issued a Booking Credit then you may request that Adara Hotels cancel your booking and provide you with a refund for the full amount of that booking less any amounts which you owe to Adara Hotels.

Deposit Policy:

No deposit is required when booking states in the rate plan booked that payment is not required at time of booking. All reservations require a valid credit card to secure the booking as per the Guarantee Policy.

Where rates contain restrictions, payment must be made at the time of making the reservation on the Adara Hotels website. Please refer to individual rate terms and cancellation policies prior to confirming your reservation.

Full accommodation tariff will be charged in accordance with the rate plan booked at the time of booking.

All guests are required to provide a credit card security pre-authorisation of $100.00 on arrival to cover any miscellaneous and incidental charges.  Pre-authorisation is a requirement upon arrival at Adara Hotels Properties.

Rates and Charges:

You agree that you will pay to us the room rate for each day of your stay and any additional charges up until the time you advise us that you have departed from our hotel.

All prices are quoted in Australian dollars (unless otherwise specified) per room per night and are inclusive of GST.

Prices are subject to availability and can change without notification due to fluctuations in charges and currency.

Blackout |Special Event | Peak Season periods may apply.

Some rates quoted are valid for only a minimum number of nights.  Should the number of nights included in your booking change, then the rate may also change.

The “from” rates displayed on the website are indicative rates only are subject to availability and terms and conditions apply. Please select dates and check availability to get the most up to date pricing.

Each rate or hotel package available via the Adara Hotels website is subject to individual terms and conditions.

Not Included in Accommodation Rates:

Costs of a personal nature e.g. laundry, taxis, telephone calls, mini-bar, room service.

Meals and transport are not included in the rates however, on occasion, Adara Hotels may have these as part of a package, please visit the website or contact the relevant property for more information.


Check-out time is 10.00 am on the date shown for your departure unless we agree to another time.  If you wish to check out late than the standard check-out time, prior approval must be obtained at least 12 hours prior to your scheduled check-out time.  This request is subject to availability and at the absolute discretion of Property Management.

Check-Out after 10 am may incur additional fees:

If you check out before 11 am with prior approval from Property Management, no surcharge will apply.

If you check out before 12 noon with prior approval from Property Management, a surcharge of $20 will apply.

If you check out between 12 noon and 1.00pm with prior approval from Property Management, a surcharge of $40 will apply.

If you check out between 1.00pm and 2.00pm with prior approval from Property Management, a surcharge of $60 will apply.

If you check out after 2 pm, a charge equivalent to the full daily rate applicable to your booking will apply.

Failure to obtain prior Property Management approval or failure to check out at 10.00am will result in the equivalent to the fully daily rate applicable to your booking being applied.  All you have to do is speak to us.

You are and remain personally liable to pay the total amount due on departure unless prior settlement arrangements have been accepted by us. If the settlement arrangements have not been met within 30 days of departure you agree to pay the total amount due on the receipt of our invoice.

You must return the key and/or security card for the room at the time of your departure and agree to pay a charge for replacement of keys you lose or fail to return same.

Early Check-Out:

Adara Hotels reserves the right to charge an early departure fee in the event you depart earlier than your original departure date.


Persons under the age of 18 must be accompanied by a responsible adult, such as a parent, step-parent, guardian or other adult who has parental rights and responsibilities for the under 18-year-old guest.

For the purposes of the Child Policy, “Child” or “Children” means a person or persons aged between 2 years and 12 years.

“Infant” means a person under the ages of 2 years.

“Adult” means a person aged over the age of 18 years.

All years are determined from which the accommodation commenced.

Children and Infants sharing a room with their parents or guardians may do so free of charge if using existing beds and linen and not exceeding the maximum occupancy for the given room type.

Children and Infants may not stay in any room without an Adult.

Additional charges will apply if extra beds or linen (including rollaways, sofa beds or cots) are required. These are charged at the extra person rate. Extra-person rates will be charged on a Room Only basis unless otherwise stated.

If a guest is found to be a person under the age of 18 who is not accompanied by a responsible adult Adara Hotels may immediately cancel the guest’s booking and the full booking amount will be forfeited.

Facilities and Services:

Whilst care is taken to ensure that the description of our facilities and services is accurate, these are continually being changed, upgraded, and on occasion taken out of service. If any feature or facility is essential to you in choosing a particular property, it is your responsibility to confirm with the property prior to making your reservation that the feature or facility will be available during your stay.

Adara Hotels cannot be held liable for omissions or errors, whether temporary or permanent of a property’s facilities and services.

Property room photos may not be specific to the actual room allocated. Photos are indicative only.

Accommodation facilities listed may not apply to all room types.

Special Requests:

While we attempt to satisfy all special requests, we are unable to provide a guarantee.


Adara Hotels can sometimes include third party products in special packages. As an agent on behalf of this product or service the Adara Hotels shall not be liable under any circumstances for any failure by those service providers to fulfill such travel arrangements nor for any error, alteration or change of any kind made by those service providers following the acceptance of the booking by them.

Adara Hotels both for itself and on behalf of their employees or agents do not accept any responsibility for any act, omission, default or neglect of themselves, their employees or agents for injury, damage, or loss to persons or goods whatsoever or however the same may be caused.

Adara Hotels does not warrant the accuracy of any information, statements or representations made by third parties and is not liable for any act or omission, default or negligence of any third-party provider.

All third-party coupons, vouchers, receipts and tickets are issued subject to the terms and conditions specified by those third parties.

Please note that all travel documents, observance of laws and regulations of various Governments are your responsibility.

Every effort is made to ensure that information displayed on this website is correct. Information and rates on the Adara Hotel websites are subject to change without notice.

Adara Hotels only accepts instructions on the above terms.


These terms and conditions are governed by and will be construed in accordance with the laws of Victoria, Australia. If part or all of any clause of these Terms and Conditions is illegal, invalid or unenforceable then it will be read down to the extent necessary to ensure that it is not illegal, invalid or unenforceable, in the event that is not possible, it will be severed from these Terms and Conditions and the remaining provisions of these Terms and Conditions will continue to have full force and effect.

Nothing in these terms and conditions affect any rights you may have and which by law cannot be excluded, including under the Competition and Consumer Act 2010 and under State and Territory consumer protection legislation.

To the extent permitted by law, Adara Hotels is not liable for omissions, errors or changes to the facilities and services at a property whether temporary or permanent.

Accommodation facilities listed may not apply to all room types.


We adhere to the National Privacy Principle relating to the collection, use and disclosure of personal information. All information collected from you is required either to meet the requirements of the State legislation regarding the maintenance of a guest register, for fire safety reasons, for billing purposes or for any other purpose stated in our Privacy Policy.

We will not make this information available to any third party without your prior consent except where required by law or to enforce our collection of amounts owing by you.

You must advise us if any of your registration details are incorrect.

Data will be retained for the minimum length of time to comply with taxation and accounting requirements (usually seven years). Any personal data is accessible only by our authorized personnel.

A charge will be levied if a copy of your registration details is required after six months from your departure. Copies (other than electronic data) are not available after two years.

We will not knowingly permit any misuse of this data.

Your acceptance of Adara Hotels offer of accommodation is on the terms and conditions outlined above.

Destination shots may have been supplied to Adara Hotels by third parties and Adara Hotels does not guarantee the accuracy of any destination shots.

Release, Indemnity and Proportionate Liability:

To the extent permitted by the law, you agree to release, indemnify and hold harmless, Adara Hotels and its current and former officers, employees, contractors, sub-contractors/consultants (including their respective employees and contractors) and agents against, from and in respect of all expenses, costs, liabilities, claims, actions, proceedings, damages, judgments and losses of any kind whatsoever (including but not limited to consequential and economic losses, property loss/damage and damages for injury, including personal injury and death) arising out of, caused by, attributable to or resulting from your booking or your stay at the relevant Adara Hotels Property except to the extent such expense, cost, liability, claim, action, proceeding, damage, judgment or loss arose out of, was caused by, attributable to or resulted from Adara Hotels negligence, wrongful act/omission or breach of these terms and conditions.

To the extent permitted by law the aggregate of Adara Hotels liability to you is limited to an amount not exceeding the amount paid by you for your booking.

Each indemnity in these Terms and Conditions is a continuing and independent obligation and survives the termination or expiry of these terms and conditions.

Consumer Law:

To the extent permitted by law, all conditions, warranties, guarantees, rights, remedies, liabilities and other terms implied or conferred by statute, custom, or the general law that impose any liability or obligation on Adara Hotels are excluded under these Terms and Conditions.

Nothing contained in these Terms and Conditions excludes, restricts or modifies the application of any provision, the exercise of any right or remedy, or the imposition of any liability under the Australian Consumer Law or under any international consumer protection legislation, provided that, to the extent that such law permits Adara Hotels to limit its liability, then Adara Hotels liability is limited to:

in the case of services, supplying the services again or payment of the cost of having the services supplied again; and

in the case of goods, replacing the goods, supplying equivalent goods or repairing the goods, or payment of the cost of replacing the goods, supplying equivalent goods, or having the goods repaired.

Events Beyond Control:

Adara Hotels is not responsible for any loss arising out of any occurrences or conditions beyond its control, including but not limited to acts of terrorism, an act of God, defects in vehicles, war, strikes, theft, delay, cancellation, civil disorder, disaster, Government regulations or changes in itinerary or schedule.

All travel documents, observance of laws, and government regulations are your responsibility.

Use of Information:

You consent and authorise Adara Hotels properties to collect, use, and disclose your personal information for the purposes of administering your booking and providing you with any services associated with your booking.

You consent to information that you have provided to Adara Hotels as part of your booking being used by Adara Hotels for the purpose of informing you about offers and promotions which relate Adara Hotels.

Adara Hotels will not provide or disclose any information you have provided to any person other than a related body corporate without your prior written consent.

Upon request by you and to the extent permitted or required by law, Adara Hotels will provide you with access to and/or the ability to correct your personal information however only the person who made the booking will be entitled to access and/or correct personal information pertaining to that booking.
